Here is a brief round-up of some of the major property developments proposed for the area – some of these have links to planning applications or the developer’s website where feedback can be left. We expect to be updating this information as it becomes available.
Cox & Wyman site, Cardiff Road
The Printworks, being built by Bellway Homes with planning permission approved in May 2018. A development of 48 houses, mostly terraced, and 48 flats in two blocks. Site clearance started November 2019, groundworks team moved in during August 2020. The approved planning application is at www.planning.reading.gov.uk/fastweb_PL/detail.asp?AltRef=171814.
Update January 2021: demolition and site clearance were completed in July 2020 and the groundwork team are working on site, with a tower crane for construction of the blocks of flats. Foundations and show home build in Addison Road started, and the main entrance is now from Milford Road. Our best estimate for completion is now mid-late 2021.
Carters site, Swansea Road and Northfield Road
An application has been approved for terraced housing in Swansea Road and Northfield Road – initial impressions are that it seems reasonably in keeping. More detail will no doubt follow. The application can be viewed at www.planning.reading.gov.uk/fastweb_PL/detail.asp?AltRef=191924
Drews site, 71-73 Caversham Road
Site acquired by S2 Properties. Demolition of main building and a development of around 44 flats proposed. Outline information at www.tvproperty.co.uk/news/drews-site-likely-to-have-around-44-flats. Update January 2021: Local listing status was granted to the buildings in February 2020 after Bell Tower made an application. After representations to the planning committee meeting in October 2020, including a petition with over 1200 signatures, the application was unanimously refused on grounds of excessive height and loss of heritage. We understand that the developer intends to appeal.
Former SSE site, Vastern Road
Berkeley Homes proposing a development of around 200 units, incorporating a riverside cafe and path from Christchurch Bridge to Vastern Road. Former post office site, 80 Caversham Road
Hermes Properties have submitted an outline planning application for around 650 units, mainly flats, including a tower block rising to 25 storeys next to the northern station entrance. Article at www.tvproperty.co.uk/news/first-look-at-reading-metropolitan-scheme.
Update July 2020: amendments to planning application 182252 submitted to the council. The main changes are a reduction in height of the tallest building by 9 metres, more office space, less residential space and removal of social housing. Aldi/The Range site, Vastern Road
Owners Aviva are looking to redevelop this site for housing as and when leases run out on units in this retail park. Initial plans and feedback form at www.rssp.co.uk/. Crowne Plaza, Richfield Avenue
Planning application submitted for a 132-room budget hotel within the existing hotel car park. Planning application at www.planning.reading.gov.uk/fastweb_PL/detail.asp?AltRef=191088. On 11 December 2019 the council’s planning committee unanimously refused this application, believing as we do that this is an inappropriate location. We are now waiting to see how the developer responds.
